They have the same advertisement in the St. Louis market as well.  I was listening to a Cardinals game on KMOX radio and they were airing the exact same commercial there. I don't know anything about that deal but i would be skeptical.

Ed, I will discuss the owner finance option and see if we can get it sold that way.

Zach, these lots are north of Galena in Empire City.  I had my reservations about doing any improvements to the property because I didn't want to throw more money into something that I couldn't get a return on.  I know the monthly rents in this area aren't exactly going to break any records, but we are already set up with a rental.

I need some ideas that I can use to utilize property to either sell or improve the land.  This property was purchased 10 years ago in a low income area of Southeast Kansas.  Nothing has been done with the land and properties aren't exactly in high demand in this area so selling really isn't not an option.  There are 6 lots included in this property but I'm not sure how big the lots are.

Am I crazy to think that we could possibly move trailer homes onto these lots or build small 1100 - 1200 SF basic homes to be rented out?  I have always been a firm believer of location is king, but I don't have a choice of this location.

I am open to suggestions if anyone has ran across something similar.

This is over double what we pay on our rental property.   I am similar to the same coverage and cost as PJ stated above.

PM me and I will give you our agents contact info.

My wife is a new realtor so I will have her check with her MLS access to see if she can get that information.

MLS will show this for rental listings? I know it will show this data for property sales but I didn't know I could get this information for rentals.

Is there any way to research the average days on market for rental properties? I am looking at a property to BRRRR and I would like to know if this data is out there somewhere to assist me in market research.
