@Steven Sprague put him in touch with Yazmine Adamy at Adamy law. She can do the probate and allow you the close before it's done. She has done a probate for me in 2 weeks start to finish. How long it can take though does need to take into account other factors but Yaz is awesome and can help,out.

@Jake Peetz can you not close subject to have the seller carry note for the difference with a quick balloon. To give you time to get your finances?

32206 is a warzone D area for sure. I think you lucked out. That is unless you have a business model that specializes in D zoned area. Having said that Springfield is in the 06 and there is "revitalization" going on but I believe it is speculative at best. Another business model I don't want to be in. I am an agent but I am an investor first working on acquiring my first multi 10-25 units. I am happy to help in any way I can. Feel free to PM me with any questions you have.

@Matthew Dunn I had the pleasure of meeting Mario Gonzalez a few weeks ago. He is the owner of navy to navy homes in jacksonville. He seems to have property management figured out here in jax and I have seen others on BP compliment the service he provides. I would reach out to him in jax. If he cant help you he knows someone who can.

@Joe Splitrock thanks for your suggestions. Just starting out I figured I would be mostly cold calling and asking for referrals from my friends and family. I intend to cultivate and maintain relationships with any new clients I pick up through cold calling. Thanks again

@Russell Brazil thank you for taking the time for your extremely detailed response. Everything makes sense and it sounds like I'm headed for trial by fire. I know I need lead generation everyday and I need to perform for my clients I do acquire. I'm sure juggling multiple clients at first will be difficult but I believe it will become much easier once I know everything I do and create a system for it. Sounds like to use top agents systems I need 250,000 which i dont have unfortunately. This is going to be a fun ride! Just out of curiosity where did you pull all those numbers and statistics.

Hey BP, I just passed my test and am now a licensed real estate agent. I have been looking at setting up systems in my new business to be able to become a top producer so that I can begin to invest in real estate. I have googled the top real estate agent in my area and she has done 50-60 million in gross revenue and around 70-80 transactions for the past two years and my goal is to beat her. So my question is, are there any top agents out there that do that kind of revenue and if so would you be willing to share with me your systems. Such as what are the list of things you do for prospecting, marketing, what do you do when you get a new listing, etc. Thank you in advance BP.
