Hi all,

I browsed through a few pages of threads looking for an answer but did not see anything applicable.

For the private lenders out there, what is the best/easiest program/application/platform to use to begin private money lending to others?

I am interested in this for myself and for others. I have coworkers that may be interested in lending money. I'd like to figure out and understand the easiest way they could do that (and learn for myself for the future when I am in the position to lend to others). It would be great for me to choose one, understand it fully, then be able to pitch it to them to potentially fund my deals. Kind of like recruiting your own crowd funding team that don't really have a piece of your deal.

Not looking for anything fancy or expensive. Just a simple online way to keep track of the loan, that tracks & receives payments, and increases the loan amount each month based on the agreed interest rate etc.

I'm going to keep searching online but I'm sure there's a wealth of knowledge here and I'm willing to bet some of you have used multiple platforms.

Please let me know if you have advice.

I agree military folks sacrifice a lot for us. I'm a huge supporter. When he told me he signed up for bootcamp we talked about how awesome that was and that I was proud of him and appreciated him doing so, but that we just needed to come to terms on how to handle the lease termination in a fair way. Not a way that took advantage of him. Just one that wouldnt take advantage of me. He gave me his word he would. And he broke it. Right after that he explained all of the gentlemens clubs he was looking forward to going to before he left for camp. So I'm not feeling very inclined to let this one go. 

Michele: Nope. He did not give me any written proof that he joined the military. I'm sure it varies, but what portion do you usually get back if you turn it over to collections? And I assume it's a PAY WHEN PAID model for the agencies ? Meaning who knows if I'd ever get anything ....

Curtis: I will take a look at that. So far I have only spoken to a military friend on island regarding the civil relief act. He assured me that unless he was enlisted prior to signing the lease and we had added a portion to the lease agreeing to terminate upon a move, that he had no grounds. My particular tenant had nothing to do with the military until after lease had begun. But regardless, I will definitely look into the service members relief act and try to track down his CO if need be.

Shaun: Yep, I put that excerpt into the letter and referenced that Option B being the lesser of the two values, was used to calculate the dues owed. Good to know that since he did not provide a new address, I may not be held accountable for security deposit notices.

Sounds like I should try to call him AGAIN and request a new address, talk to an attorney, and look for his COs number. Is there an easy way to find out who his CO is?

Hi all,

I've a member for a little while but this is my first time posting in the forums. I've got a 4 bed, 2 bath single family residence in Hawaii where I rent out individual bedrooms.

One of my tenants abandoned his room even though he is under lease through 1/28/18.

The tenant failed to pay rent for 2 months, and utilities for 3 months.

All of his belongings were removed but the room was not sufficiently cleaned. Before leaving, he left his key and told me he didn't have to pay since he had signed up for military boot camp. I explained to him that his understanding was incorrect and he is still obligated to pay or agree to terms for lease breaking (unfortunately the lease was silent to lease breaking which I have since fixed for future tenants).

He has been non responsive since, so I read into the Hawaii Landlord and Tenant laws and followed the book regarding required procedures & notifications. After his first notice, I sent him a letter, dues owed, another copy of the lease, & applicable laws to the previous address he provided on the lease agreement. My letter included my reasoning for deposit retention, lease termination, and my intention to sue for dues & fees owed plus any applicable attorney fees and a reasonable commission if dues are not paid by a particular date.  I have since received a signed lease from a new tenant so the summary of dues I provided the tenant that abandoned the unit were calculated up to the start date of the new tenant's lease.

The packet I sent him was returned to my residence & stated "MOVED" on the front.

NOW WHAT DO I DO?

I have proof that I sent it to the address he provided on the lease under the NOTICE section, but I know he didn't receive it. Do I go on a goose chase to find out where he or his parents now live? Do I have to enlist and pay for help at this point? I'd like to avoid spending money to recover money of course.

Hi all,

This is my first time posting on the forums. I'm really looking forward to connecting with like minded people especially those who are knowledgeable in the markets of Hawaii.

The reason for this particular post is to source residential contractors on Oahu that are honest, hard working, and affordable. I'm specifically considering doing a second story addition atop a garage unit that would serve as a standalone studio apartment in the Kapolei area.

Can anybody here help me out with a few leads on contractors to request quotes from ?

If so, please reach out. Your help would be greatly appreciated!
