Alright, so I will hopefully be buying my first house here soon but have never actually dealt with real estae agents or real estate in general before. I was hoping to get some advice from the experience veterans on here about tips on buying a first home, things to look out for, some hidden costs or expenses that I wont see until its too late, anything along those lines! Thank you!

Im posting out of curiousity for something thats been hard for me to find a solid answer on. Ive googled what happens if you buy a house when you're married and if your partner obtains ownership of it as well. Ive read that if the deed is in your name only, then the house is your property if one day a divorce occurs. But i have also read that whatever you buy with your income during a marriage becomes marital property, giving your spouse rights to said house. I want to protect myself for obvious reasons should a marriage ever come to that, but how does that work and how could I be sure that a house I buy would be 100% my possession? Or is that even a possibility? If i do one day make house flipping a career, this seems like a huge risk if i should ever get married and things go south. Seems like I would potentially lose all of my assets.

When buying my first home, is a down payment required in every situation or is there ways around it?

Hi, I am a 21 year old marine stationed in San Diego. I am hoping to learn the ways of the trade throughout real estate. My main goal is to flip a house. I am very aware of the intensity of labor, stress, and high risks involved when trying to flip a house. This is why i am hoping to find some help from anyone willing to share their knowledge! Im getting together a small team made of a few individuals just as driven and focused as myself to get this job accomplished, but it would be stupid of me to dive head first into something like real estate with 0 experience. Im hoping i can find someone willing to show me the ropes and show me the first steps of making this all happen! Would love to hear from some knowledgable, experienced house flippers that could give me any insight on my goal! Please and thank you!

Hello new world, my name is Bryce. I'm stationed in San Diego with the Marine Corps coming from Colorado. I have no background in real estate but very eager to learn! As of right now I work on the electronics portion of our fighter jets so I've got some great problem solving skills under my belt. My main goal in real estate is to establish a solid ground before building up! I want to meet as many skilled and knowledgeable professionals and create as many connections as I can to learn useful tips, tricks, and all around fundamentals of the trade!
