Post: One-acre lot near 30A

I own a one-acre lot near 30A, where there’s ongoing development, including new roads and duplexes being built nearby. I’m fairly new to working with lots and construction, but I'd love to maximize the potential of this property for the long term. I’m looking for investors or partners to collaborate with, and I’m happy to share all the details if anyone is interested in working together.

I’m looking to purchase a multifamily property, single-family home, or condo/townhouse near SMU, where my daughter attends school. My goal is to find a property that suits her needs while also serving as a strong long-term investment. I’m particularly interested in off-market opportunities and would appreciate working with someone who knows the area well.

The purchase will be under my name, but I’d love to take advantage of any benefits tied to my daughter’s first-time buyer status, especially considering her limited credit and assets. This will likely be part of a 1031 exchange, with plans to purchase by spring or summer 2025, before the fall semester.

Thank you!

I’m looking for a reliable handyperson in Rochester, NY, who’s skilled in a wide range of tasks—from electrical and plumbing work to small and major rehabs, including painting and more. I know it’s a bit of a tall order, but I’d love to find a few people I can count on. I currently have a great handyman, but he’s busy and it’s slowing down our progress. Any help or recommendations would be appreciated!

@Bryce H. Chapman great goals! What is your investment thesis aka what are your goals on these properties you're looking to acquire?

Thumbs up. Thanks for asking; all of my properties are currently long-term, except for one that I just put on the market after completing a major renovation. I don’t expect rapid appreciation in value, the cash flow is strong. That said, I’m interested in focusing on higher cash flow for the first few properties-- preferably multi-families one-- and then transitioning to properties that build value steadily over time, allowing me to continue reinvesting in more properties.

Howdy from Cancun! I’m here at the BiggerPockets Conference 2024! Hit me up if you want to connect! #bpcon2024

I’m Bryce H. Chapman. I’m wrapping up a fix-and-flip project going on the market this month in Cleveland, Ohio, and I own three duplexes in Rochester, NY, all long-term rentals. Though I’m based in Austin, TX, I’m actively looking to grow and build partnerships in these cities— from reliable handypeople to lenders and agents. I’m also open to opportunities in Austin and throughout Texas. I’m exploring mid-term rentals and aiming to move into apartment complexes.

In addition, I have a one-acre lot in Destin, Florida, that I’d love to take further steps with. My goal is to acquire 25-30 properties in the coming years (or sooner) and scale from there. I’m open to different approaches to reach this goal, whether through partnerships or creative strategies.

I’d also like to connect with someone — CPA— who understands holdings/LLCs, tax strategies, and legal protection, as we need support in both legal and tax planning.

Let’s chat if you’re interested in partnering or can offer insight in these areas!

I am in the Destin area and have owned 5 properties so far. Let's connect. Currently building on 30A and other areas of the beach too.

That's awesome :) I'd love to learn more. Sent you a DM!

Cancun is one of my favorite places!!! As is Austin (lived in Dallas for many years!)!

I'd be happy to talk Florida with you. After Texas, I moved to Florida to be closer to my adult kids and I have been here now for almost 10 years in Destin area. I have found my niche in helping out of state investors with this unique area of the country. Especially when it comes to finding STRs here. As an investor myself I love talking about the area and helping other people get to know its nuances! Feel free to reach out if you wanna talk Emerald Coast! I have a great CPA, as well, that I can send your way if you're not looking for someone specific to the Austin area!

 Thanks! Sent you a DM!
