Kathleen Leary Thank you for your advice. Haha I can only imagine the horror stories you experienced. The couple I'm looking at could be a good investment. One more of a headache with the potential repairs. If necessary.

John Walker Thank you for your reply. That is some great advice. In some cases long term renting appeals to me. I also like the idea of being able to sell it just incase I need an exit strategy. This home is actually broken up into 3 separate units and could serve long term as a rental. If, if, all 3 are rented I could have the house paid off in 4 years. Lots to think about. I'll fine tune my business plan a little.

Im a newbie, so I need some pro advice. I have noticed some potential low cost rental properties in my area for purchase. They are a little run down, but they currently have tenants. There are also some higher priced properties that are a little better kept. Any one have any pros and cons for buying a little more run down property vs a more kept one? Goal is always cash flowing quickly! Thanks!
