A little bit of context, a seller has two duplexes side by side (4 units total) and I am looking at seeing if I can use an FHA loan to get both duplexes to loop it in as a quad loan. Is that possible or would the loan officer classify that as two separate transactions?

Richmond, VA, Single-Family Home, under contract for 172. Looking at 30 in reno, on the high end with an ARV of 240-260. Comparables have went under contract 3-5 days on the market.

Recent got a deal under contract, set to net 35-50K in profit (after reno), but doesn't fall within the 70% ARV most hard money lenders are looking for. Where can I find some reputable private lenders to reach out to, to see if I can get this deal funded?

Has anyone had experience building in a floodplain, I am looking at a lot on the edge of a floodplain in a booming area It’s a 0.2% chance of a flood per year, I am wondering how difficult it is to get permits and build. Where I currently live you can build in a floodplain, your house just has to be a certain level above, which I am accommodating for in the engineering plans. Has anyone had experience building in a floodplain in Dallas I am not super knowledgeable about all of the ordinances and just want to see if it would even be reasonable to go through those hoops before I decide to do so.

Looking to build an owner occupied duplex, because it seems like the market inflated right now and I can build for cheaper. I am having a hard time finding a lender that can do new construction duplexes. Where can I find a lender that can do that? I was told to see if the builder would finance the project and sell it to me, but I have a builder that is building far under market value. Are there options for lenders in Texas or should I just build a SFH and refinance after the build and just begin building my portfolio from there?
