I have 2 TH rentals in NE B.more (County) and both policies for 3bd/1ba are right around $950 ($1k deductible) I've heard good things about Goosehead

I may have misinterpreted your first question, but if the tenant has seen your rental advertised at $1300 and you charge her $1490 that might be considered discrimination. Hopefully someone with more experience can confirm that opinion. As for the issue with yours being a 2bed and her current being a 3bed- I believe you can reference the voucher programs “Fair Market Rent” tables for Baltimore/DC. Hope this works out for you.
