Hey @Adam Curry Thanks for the encouragement this is definitely something that will take time to break but I am willing to put in the work.  My agent was actually my lender at first which to some was bizarre but he seemed like he was in the trenches with me.  I also felt like he just wanted the bid at times.  I am looking to meet some people in the business that are willing to work with me and that are loyal to growing with me.
 

@Jim Smith I was pre apporved for a loan yes this is not a hard money lender or cash transaction I was going to House Hack for a year.  It was a good experience and really good opportunity for me to learn.  I am still looking but I was listening to the BP podcast and I heard one of the guests say to ask someone that is already doing deals to work with them.  I am willing to work whether paper work or hard labor.  Just to continue to learn until I feel more confident in my foundation not out the game just don't want to get in over my head there are still something things I would like to have visibility to just from the outside currently.

@Chris Purcell the first deal the seller did not discuss with his wife and after I made the offer he took the property off the market once he discussed with his wife.  Long story short I assume she was not informed that he wanted to sell.  The next deal I made an offer and after the inspection there was a roof issue (15-17K).  The seller only wanted to give me 7K in escrow but the quote was 11K.  I over bid on the duplex and felt that 7K was not going to be enough. Once they actually started looking into the roof there was a leak from the roof to the second unit.  I assumed this was going to be more expensive so I declined the offer.

I am in the same position I have recently tried to do two deals and both have fell through.  I am in the process of purchasing a multi family as my first property.  I want to house hack for a year or so and then move on to the next property.  Hey @Thomas Barrick I would be happy to connect sometime all knowledge is great knowledge.
