What is the major benefit that would convince a private owner looking to sell to go with a cash buyer who could potentially give them less money than listing their house on any MLS?

I'm not sure if it would be more beneficial to keep all money earned from wholesaling properties separate from my income from my everyday job. Just looking for some advice on what the better play is with that.

Hello I am 29 years old from the Philadelphia area. I have been doing research on real estate investing ever since my divorce back in 2018 and I have been held back by my own ignorance. I’ve noticed I haven’t been asking the right questions or really any questions for that matter so I’ve decided to take a step forward and looking to set myself and my daughter up for a better future through real estate investing. 

As a result of the divorce my ex wife and I were ordered to file a chapter 13 bankruptcy and move out of our house. Since 2018 I’ve been renting and living comfortably while being able to help my parents financially while I try to save money to begin my investment journey. My biggest question/concern is can I still secure properties even though I still have some time left on the bankruptcy repayment plan?
