We have this property under contract and all the numbers are accurate give or take a couple dollars. This is our first investment. We are intending to live in the property for 2 months and rent it out after that time period. we expect it to sit for an additional month before getting a renter. Since it is our first property we will be doing the property management ourselves. I have been trying to run every possible scenario through the calculators and it seems we make out pretty well. I am interested in what other have to say.

If you are starting out in rentals but would like to double the amount of properties every year, how would you do that?  Me and an investment partner are about to have our first rental. We want to double the amount of rentals we have the following year and have a total of 3 rentals. Our first rental, in the best case scenario will only allow us to buy another property in 3 years. What is your advice? I would love to hear your stories.

I am in the process of forming a LLC with my buddy and we are going to start our rental portfolio. We want to set up a partnership agreement for how money is spent and divided. What are the things that are a MUST when it comes to the agreement? What are your experiences when it comes to a partnership agreement?

I am in the process of forming a LLC with my buddy and we are going to start our rental portfolio. We want to set up a partnership agreement for how money is spent and earned. What are the things that are a MUST when it comes to the agreement? What are your experiences when it comes to a partnership agreement.

@Paul Papamarkos yea they were trying to sell everyone hands on classes. The thing that caught my interest was that they guaranteed results or money back. They offered 3 day class and would help you get a deal within 6 months. They seemed to have an inside knowledge of the market. They claimed that MLS deals were not that efficient way to get a deal. they suggested going to local banks for REO's and wholesaling. They promised access to private lenders that lend based on the deal and not someones credit. BiggerPockets has been a great resource for me but i just couldn't figure out if those follow up classes would provide me with something that bigger pockets could not.

What does everyone think about real estate seminars? I went to a seminar the other day a learned some valuable information but it was hard to distinguish if the speaker was just boasting about their intensive class or if they actually wanted to help. They seemed like they had some inside knowledge and a great system that guarantee results when it comes to income producing properties. They were some great salesmen and I forgot to bring my wallet so when I went to go sign up for the classI could not. I viewed it as a sign. What is your experience with these seminars and the classes they offer. Was is a good thing I forgot my wallet or a missed opportunity?

Hello,

Me and my investment partner have been listening to podcasts, books and any other information we can get our hands on.  We have are looking to do our first flip in the near future. We find great value in the flip calculator that bigger pockets has. When we analyze a flip it ask for rehab cost. As a new investor what is the best way to know how much a rehab will cost or how much materials cost? Do I need to shadow a contractor? We want to start off on the right foot so any helpful advice or suggestions would be appreciated.
