@Warren Helmer Thanks for responding Warren!! Can't say that we will ever become friends due to you being a bulldog but I would love to possibly work together in the future. I have some friends who have done some small multifamily stuff in Hattiesburg (it seems like these college type towns do very well in this area) and I would love to look into it in the future. I recently went through the same thing you are going through. My best advice would be to try and set up interviews/meetups with multiple brokers and talk with local agents. I met with 4 brokers before I found one that seemed to be the perfect fit and I couldn't be happier. Talk to the broker about your goals and try and get a feel for the office culture. Some offices truly work in a dog eat dog world and they will step on your toes to get a deal while others work great with one another and truly care about each other. Take your time, ask good questions, and do some research, and hopefully you can find a great fit. Hope this helps, Best of Luck!!

I have decided that it was about time that I fully join in and become active on the BP forums. First things first, My name is Bryan Coughlin I am 23 years old and I literally spend each and every day obtaining as much knowledge and experience as I possibly can in all things related to Real Estate. I have been an active podcast listener for about 1 year and decided that I needed to become active online.

A little background on myself. I am originally from Jupiter, FL in Palm Beach County (my family still lives in that area). I recently graduated from The Univeristy of Southern Mississippi in Hattiesburg MS (where I was on scholarship and a member of the USM baseball team) with a degree in Business Administartion. At USM I spent a lot of my time reading and listening to podcasts (most of the time on the bus trips during the season). I developed numerous relationships and had the opportunity to move to Pensacola FL upon graduation.

My family has always been involved with real estate (house flipping & buy and hold rentals) and I decided that I would enjoy this career path. I became licensed in the state of FL. I began working at SVN Southland (2016 #1 SVN Office) commercial real estate and found an incredible opportunity to further my career goals. I am currently working in team format with 2 individuals who have over 25+ years of commercial & residential real estate experience. My partner owns his own devolpement company and is extremely active in commercial investments, developments, and value ad opportunities. I am extremely excited and fortunate to have this opportunity to work with and learn from such successful individuals and to have an great network of successful adviors and investors in the office.

I am currently looking to began some investing of my own. I am currently doing analysis on opportunities in my area and once I get my fianances in order I plan to start digging in. I hope that through becoming active on the Bigger Pockets forums I can again learn as much as possible, meet people with similar goals and form mutually beneficial relationships to achieve much success. I would love to get into multifamily investing and am always searching for opportunities. I could go on and on about goals and the great things that BP has done for me so far. For some reason the link is not directing you to the exact property. The property I was analyzing was the 4-plex located at 960 Zarragossa and asking $289,000

Came across this possible deal online. I went about analyzing the deal using the guide on BiggerPockets and was curious to what other peoples thoughts were on this deal.The document attached has all recorded income and expenses of the property. I am unable to invest at this time and want to learn as much as possible. I make it a point to analyze a few deals each day for practice thought that this one had potential. Thoughts? Thanks for and responses!!
