I was made aware that there is a product called a SOFR DSCR refi... it's an adjustable rate refi. Can anyone with experience w/ these types of loans comment on: pro, cons, experience and lender used.

I’m about to take on private money for the first time. I’m accustomed to dealing with hard money lenders and all their requirements and documents. My question is, what loan/notes documents should be in place with a private lender? Obviously a promissory note but what else ? How does the process/documents differs with a private lender. Thanks

My new lender on a new project in GA is requesting builder's Risk with full replacement coverage (vs Actual cash value). Any recommendations for companies that would provide Full Replacement Coverage? thanks.
