Property is in Monrovia. 

-For the fallen fence it might seem easier to go to small claims court since it'll be less than $10k. However I'm afraid she'll be able to claim financial hardship due to health issues despite having easily $400K of equity in her property.  Would prefer to know if I'm wasting my time and 500 bucks to file. If a strongly worded letter might help loosen up her wallet it might be worth it to pursue.

-Backstory on the other side of the property is the fence butts up to the property. Sits about 1' over the property line. Would prefer a decent sized walkway around the property. The other side of the fence is the driveway and moving the fence on her property would cause the driveway to be much less unusable. I'm not seriously affected by it, but land in LA is a premium.  I thought about trying to "rent" her the space the fence is occupying, but also not sure what I can get away with or enforce. 

-Future sight is that this property is zone for multifamily, so being able to utilize the lot might affect its value.

Does anyone know a good land/RE attorney located in Southern CA that I can speak with?

Unfortunately I have two issues. 

1. East fence has fallen down - Owner is claiming financial hardship.

2. West fence is on my property - Owner is a complete B****. 

-Both sides have gone past civil/pleasant discussions.

-Speaking with the city they said this is a civil matter.

I was hoping I can knock out two birds with one stone.  I realize the last solution is just paying for the fence but its about 180 linear feet. 

Any help is always appreciated.

I'm also a guru and for just $9,999....  Many areas seem unsustainable until they make sense.  We are in changing times, technological, medical, economical and mailer count metric might make LESS sense with the accessibility of one-click mailing websites, photoshop, etc.

When the other 7+ BILLION people in the world decide that America (with a mere 300+ million) isn't a good place to live, places where immigration is high (CA, TX) should start to worry. 

With that being said being from CA I have seen a lot of business that depend on minimum wage workers take a hit. @Ryan Landis But I agree with Ken Rosen that it would take a larger event to make theses "extra innings" as he calls it come to and end.  (I believe that event is China.)

Chad, show us the comps!

Being from Los Angeles, Ben brings the most reasonable point I can think of for someone in your situation unless you partner up to buy in a higher price range. It's the reason why there are so many multi-generational homes where multiple incomes can help pay the rent.   Get an agent that knows the areas you're considering and figure out your risk tolerance and then hunt for a deal were the numbers work. Buying a home in an undesirable area "can" get you undesirable results. Best of luck.

Hi Everyone!

So glad I found BP and I'm looking to learn and grow a lot. My Name is Bryan Nagaishi and I'm originally from CA and moved out to TX about 8 months ago. Always been interested in RE but prices just seem outrageous in CA so I packed up and made my way to Texas were we see tons of growth!

Originally a electrical engineer designing commercial buildings. Also a licensed broker in CA for the past 3 years, and just got my RE sales license in TX.  Looking to find some good people, find a niche in RE, and to build up some cash (via flipping, whole-selling, etc)! End game is to own some rental properties to have some passive income.
