@Wayne Brooks I get the premise of the site. But have you or someone you know used them to fix and flip a property? When I go to the site in my market, the first page is full of “deals” with $50k - $70k profits. You would think properties like those would be snatched up before they made it on a site like that if those numbers were even close to being accurate. I understand marketing, but it just seems too good to be true. I could be wrong.

I came across a website - myhousedeals.com - that claims to find wholesale deals for you in the area you choose. The homepage states: 

"Welcome to done-for-you lead generation. We help real estate investors find deeply discounted, off­market properties so you'll never run out of leads to power your business."

In my experiences in life I've learned that if something looks too good to be true, it probably is. In the real estate investment game that probably gets changed to definitely. Does anyone have any experience dealing with them and if so, what's the catch?

Does anyone know if title companies in Michigan are required to register with the counties they operate in? If so, there must be a list somewhere of each active title company by county. Assuming it exists, where can I find this list?

Thanks @Kathy Henley. I’m new to rehabbing and flipping residential property and I’m focusing on the Metro Detroit market. I’m looking to purchase distressed homes and flip them to blue collar middle class families. Right now I’m gathering information so that I can develop a system that works for me to minimize risk. I was told that paying attention to those indicators can help with that. I’m open to any suggestions.

How can I find out the ratio of commercial to residential property in a given area besides actually driving through it or using the MLS. What is a favorable ratio for rehabbing and flipping properties?
