Hi Will,

I think a big factor with this is how you will manage your accounting and record keeping. If you use software where you can assign each transaction to a specific property, that would be much easier to maintain and have views of expenses. On the other hand, it may be simpler and straightforward to break into individual accounts, but that could become a headache as well.

Ultimately, I think it all depends on how organized you are or want to be, and the best method you see to enable that. I personally use Rentastic for my accounting software and it is very easy to use and assign each transaction to a property or just the overall portfolio.

Hi Diondra,

As mentioned above, I do not think you'd be able to get FHA financing for an LLC owned property, but I could be wrong.


Also, if you do your research and ensure you have an air tight lease and insurance policy on the property, you can supplement any of the benefits an LLC would provide you while owning a property in your personal name. I would supplement that way, particularly since financing can be much more difficult when if you aren't searching as an individual.

Owner occupied usually needs at least 3.5% down if using FHA or 3-5% for conventional. As for Investment properties you will need 20-25% down payment. I was able to utilize the FHA loan strategy myself for my first investment property and I would highly recommend, if possible. It is a great way to get into REI with low money down while gaining hands on experience to learn the ins and outs.
