@Jaron Walling Thanks for the insight with the 1% rule. @Tim Herman Thanks for the tips on using the forum. I am brand new to this and am drinking from the water hose on not just the website, but getting into the rental investment market altogether. I appreciate your patience with a newbie. I clearly have some more homework to do.

Thank you Tim. The insight into the long term capex is very helpful. Being new, I took a swag and it is clearly way too low. I need to take another crack at those numbers. With regard to the misc, there were some other expenses they currently have broken down in the pro forma doc they provided that are based on actuals right now. I just took those and calculated the monthly fee for them. The insurance is an estimate based on what is being paid now. I am not sure what that covers as this is a very preliminary look at the property. I'm trying to determine if it is worth pursuing to the next step based on the data I have now and at what cost.

I think that is to be determined. This will be my first property so I am still trying to figure out what works best and what options to present to the investor. Looking to understand the pros and cons of each a little better. The investor is a family member that is retired and will likely take funds from their traditional retirement account from which they are already drawing so they will likely want to see a return sooner rather than later. I want to keep their situation in mind and make sure that I structure something beneficial for both of us.

I am a new member and have been researching and evaluating multi-family rental deals for a while now. I am talking with an investor now about funding 100% of the downpayment. I am wondering how you would structure a deal like this to provide the return on their investment given that this would be a longer-term investment.
