@Clayton Mobley I just posted a similar post and will follow this as well. I’m analyzing OOS markets as well as CA doesn’t make sense from a numbers standpoint.

I’m seeking $175,000 and below

- turn key / little maintenance

- good neighborhoods w upside growth, typical stuff

- newer year built ideally

- balance cash flow w future appreciation. I’ll use some technique to leverage for more props.

- numbers fit - Cap rate, ROE etc.

I’ll be patient and If market looks great but numbers off - I’ll wait and /or seekout a deal when markets slow a bit.

I just started exploring northern Arkansas from somebody I know who leaves there and will seek to compare many markets to get stronger feel.

Any tips or any knowledge of areas to explore - appreciated!

Hi, long / short. I’m in CA - my market doesn’t make sense for me to invest with funds. Prices too high. Seeking properties (175,000 or below ). I’m in beginning / starting out phase.

I’m also a Re Appraiser in ca and very much in tune w the market. Many areas have reached 2005-2007 prices again in CA.

What markets have any of you directly invested in outside CA so start exploring ?

- Since I’m in growth stage - balancing cash flow w potential future appreciation growth. Future leverage.

- Seeking newer SFRs in age for low maintenance

@Jonathan Hulen I’m in the same boat. Was in a couple Sfr properties w partners out of state (I live in ca ) and sold moved on in 2014 and 2016. SittIng on my capItal I’m a real estate Appraiser and wanted to buy in ca but expensive then and missed future appreciation until now. With rates up - the market is slowing and seeing across many market Areas. Prices are still way too expensive and many investors have left these ca markets. I’m now thinking To find another prop out of state as those markets slow and wait until my local market of ca is more affordable. I’m in the early/New stage and need to accumulate
