Good job!  Where did you source your cabinets and counter tops? Ikea?

We are doing a rehab/flip now with more basic interior styling and have sourced from Lowe's and a local granite dealer.

Hello all, 

I will be entering into the following deal, please succinctly advise how you structure for liability and tax purposes.

+ BRRRR deal

+ two person partnership 50/50 on all funds, expenses, liabilities

+ one partner initial cash purchase, same one partner holds after refinance

Pre-purchase: Would you set up the partnership as a multi-party LLC acting as a management company. All profit/losses are dispersed via the mgmt co. Mgmt Co issues a annual K1; where as partnership fee disbursements are calculated so that single property holding partner shows neutral tax benefit/liability.

Post-refi: move property into a holding company LLC (ignor due on sale clause concerns)

I am planning a rehab of a master bath and guest bath. Should I go with a deeper soaking depth for the master bath tub. Home is in standard working class demographic SFH 1-story 3/2/2 1980.

What ratios are you seeing in your current SFH analysis? We know the targets of 1% rule, 50% rule, cash on cash return and desired cash per door ~$100-200. As these are targets, I would like to know what you are encountering in the real world right now?

I am seeing most of these metrics fall on the lower end in the hot investor market, ~1%, ~50%, 4-6%CoC, & ~$50-100/door.
