Sounds good, I'll follow that same procedure with my tenants and past tenants.

That's crazy! I could see that getting very out of control. For now I will only be in a single family residential so I shouldn't have most of those problems yet.

Okay sounds good. I don't get a lot of mail anyway, but I just wanted to cover all of my bases. 

Hahaha that's tough, I was hoping the mailmen might do me a little favor! I like your system of having me or the tenants just separate the mail into their respective mailboxes so I will try that.

Any idea on what to do when previous owner or tenants mail comes to the property? Am I obligated in any way to keep it, or can I just trash it.

I'm doing a househack and living in a separate ADU conversion in the back. Any tips on how to make sure my mail is separated from my tenants? My only idea is to get a separate mailbox and label it "unit B" or something and try to make sure all my mail has "unit B" on it as well. Any tips are welcome!

@Colleen F. Okay that makes sense. I'll double check the property lines and reclaim the driveway that I own. I know one of them has to be mine. I guess my main concern was possibly creating friction with my new neighbors, but I also want to claim what I am entitled to.

Hi @Colleen F.,

I was looking at the property lines and its a very unique situation. The driveway in question is on their property, but we both have gates at the end of the driveway that lead into our respective backyards. There is a driveway on the other side of my house that is within my property lines, but it only leads to my other neighbors back yard and they are currently using it. The previous owner of my home was rarely home so he probably didn't care too much about this.

I am soon to close on my first rental property (so excited!!). To be precise, I am househacking and living in an adu conversion in the back. The deal is great on paper and everything has gone very smoothly so far.

One minor problem that has come to my attention is that my property shares the driveway with the neighboring home. The previous owner of my home said he would park there half the week and they would park there the other half. I could see this possibly causing unnecessary problems in the future if someone parks there on the wrong day or if maintenance costs arise and we can't decide who should pay what.

Truth be told, I primarily want the space so I can park my cars and not have to worry about looking for a spot on a relatively crowded street or worry about street sweeping. One solution I thought of was simply paying the neighbor a lump sum amount to reserve rights to the driveway. Has anyone done this? If so, how much did you pay them? I would love feedback from anyone who has successfully navigated through this problem.

Those are some impressive / encouraging statistics!

I'm beginning to better familiarize myself with the area now that I'm strongly leaning towards buying there. I think I 'll definitely take your advice and save up a little extra money just in case the right tenant takes longer to find than I would expect. 

Always good to hear from a seasoned investor who has done what I am also looking to do in the same location

That's the same feeling I got about the situation, so I completely agree.

People can have bad tenants wherever they rent out, but if it happens they don't blame it on the city as they would do in Compton and other lower income neighborhoods.

Perfect, that's great to hear. Driving around Compton I felt that it was similar to parts of Long Beach as well, but I'm not to familiar with the area so I was still hesitant.

I'll definitely look into Section 8 housing because that's an option I had forgot to consider altogether.
