Are there any specific laws that govern 2-year leases in Washington DC.  I don't want to accidentally give any ownership interest in my property.  I know Florida has some weird requirements... but does Washington DC?

Greetings,

I have a residential tenant in Washington DC that wants to assign their lease. Can I legally charge a lease assignment fee? And if so how much or what percent is legal?

My tenant in Washington DC ask to sublease and I told the tenant that they could sublease. Their sublease candidate submitted their credit application for approval and I approved .  A couple of days went by and the tenant sent me information for another sublease candidate. At this point, I told them I am not considering any subleases.

I would like to know if I am legally obligated in any way to my tenant or the first sublease candidate. The sublease candidate's application fee has been returned, but not at their request.

Please advise.
