That's correct! It's a roommate style floor plan, so I even got a bathroom in my room. I'd say if I were you (and not able to find a duplex, or more), look into a 3/2br SFH that way both tenants could pay the whole mortgage. Just a thought! I'll send you a request.

Hey LaJoi,

I'm currently doing something like a househack with my singly family condo. It's a 2br/2ba located in the Vinings area that I bought back in October with an FHA loan. I only had to put down about $8K after all closing costs. My mortgage is $940/m and I have a tenant paying $900/m, it's pretty awesome. I'd say the only thing about condos is the fact that you have to pay HOA fees, which is about $340 for me. Still worth it though, I was splitting $1400/month before in a 2br/2ba apartment.

Hey Patrick, thanks for getting back with me. The numbers are pretty great actually, not quite at living free but I'm getting there! Anyways, yes it's a 2br/2ba condo that was $140k. Mortgage is $940, HOA is $320 so about $1260 total. I have a roommate paying $900/month, so I'm only spending $360/month which is perfect for me! I honesty got super lucky and found someone who needed a place quick, didn't expect at all to get this much.

I work in Health and Benefits consulting at WTW. I do a lot of actuary and health analytics work! I’ve been really enjoying it, especially in these COVID times. The work is super interesting, but yes, the hours can get pretty crazy. I’ve been pushing 60+ hour weeks for quite some time now and have found it difficult to find the time to actually sit down and do some research on properties. What about you?

My name is Bryan, and I'm a 23 year old newbie investor from Atlanta, GA. I graduated in 2018 with BBA in Finance from Georgia Southern and I currently work as an Analyst at consulting firm. I'm excited to get the ball rolling on my REI career, and I actually had the opportunity to buy my first property with an FHA loan in October of 2019, where I am currently house hacking. I have hopes to scale-up and buy more properties to have a rental portfolio and inevitably retire by 30. My research has currently been mostly in NW and West Atlanta, but I'm open to hearing and learning about others.

My goal of utilizing BP is to build a network and find like-minded individuals who I can share ideas with, and also to learn more about how to be successful in this industry. I'd also be open to the idea of a partnership.
