This is clearly a scam. It’s pre recorded. Very shady. There are very much bot like generic comments on this post of people saying how it’s great and not one person describing how they closed a deal. Just another snake oil salesman doing his thing. Spending most of the “live”webinar telling stories to try connect to people’s emotions and sale them an overpriced product that works for a tiny percentage of people. Not trying to be negative, but that is the reality of what’s going on. Im sure you can have success in it just like anything else, but I really dislike the dishonest approach and the intention to dupe people. Would still love to hear one person give the details of a deal they made and how they have had success.

Post: Juggling Multiple Agents In OOS Market

Seeking advice from other investors and opinions from agents who have been in this situation.  If I am getting deals from multiple agents in an out of state market, what is the best way to handle this?

I like one agent in particular that I am working with and don't want to burn bridges or screw anyone over for work that have been constantly doing. My thought was to have all other agents just find me the deals and we will handle the rest.  They can write up the contract and take their half of the sellers fee and then perhaps I can give a bonus to my "core" agent for doing grunt work (going to the the home and taking photos, talking to the listing agent etc..) Obviously this is more of a cost to me but maybe worth it to keep a good relationship. 

Anyone have any ideas or experience with this?

I am also an oos from Seattle! I have a rental in Nashville and 2 houses under contract in Chattanooga right now. The good cash flowing spots seem to be C markerts right now. If you are willing to do a fixer upper in a c market you can get a solid return. However every once in a while a solid rental with good numbers comes through in a b market, but since it’s a sellers market you have to be quick and willing to pay a bit over asking for those ones. Hi Curtis, thanks for the reply! Definitely will be a lot of work but as you said, can probably get a good deal. Definitely my main concern is the termites and possible bad sewer line (it’s a long ways from the street). They were not able to get into the pipe to do the sewer scope I requested. I will likely try to negotiate a much lower purchase price and if the seller doesn’t go for it I will probably walk away from this one. Thanks again.

I have converted my tuff shed into a studio and I definitely recommend insulation! What comes with the tuff shed will not do much at all.  The comfort and quite you get from actually insulating is well worth it. I used rock wool insulation that works well in 2x4 walls.  I also added an insulator below my hard vinyl flooring. which was sort a super thick vinyl and carpet padding. Then put cheap plywood on top and covered with vinyl flooring. It actually maintains temp quite well considering its a tuff shed. Best of luck!

Hi all,

I am under contract for a home at 64k where the ARV should be about 110-130k. The initial ballpark bid from the contractor was looking promising but since seeing the crawlspace I am having second thoughts on going through with this. Here is the inspection report:
