@Frankie Betancourt you can accept cash as a form of payment but the smart thing to do is require non-cash rent payments to have a better way to communicate to tenants, yourself, lenders, legal representatives and accountants what rent you collected. Bank statements can come across as unclear.

@Grey Stone I manage over 1500 homes in southern CA. You should provide a mail key. Just do it. Your life will be easier. Make sure your lease specifies they need to return the mail key. It’s best practice to change the locks on the mailbox after each move out but not a requirement.

@Geoff Pettis before you commit to your decision make sure you know what is common practice in your market. What are your comps in a 3 mile radius doing?

@Julien Amparan I would say if your finances are sound and you have a good job you should definitely be in the game. If you are trying to make life changing money in next 5 years, probably wont. Austin seems to be ideal for long term growth. I work for a national multi family REIT and we are investing millions into Austin.
