Two different plumbers have come out and said the same thing. It would be piece of mind to have it scoped however I tend to believe the plumbers . And when the tenant unclogs it himself he uses a 3 foot snake which makes me

believe it’s only getting as far as the p-trap.

Thanks for the great ideas everyone, even the poop knife! I definitely think it’s worth exploring health insurance and splitting the cost 50/50. Continuing to pay a plumber three times a year will quickly be more costly than the super toilet..

Technically, the rule is no more than three unrelated people can live in a house together. I don’t think it’s enforced much but play nice with the neighbors, especially when it comes to parking.

Warning, this post is not for the faint of heart but I true problem I am faced with!

I have paid to have plumbers snake a bathroom sewer line 3 times in the last year for one particular tenant. The plumber told me each time he snakes the line, very hard stools (described as large potatoes) come up through the line fully in tact! As the problem has continued, the plumber recommends a macerating toilet – think toilet attached to a garbage disposal.

My question is, what obligation do I have to replace a functioning toilet with a $1000 super-powered one? The tenant is in poor health and has tried stool softeners to help with the problem with varying levels of success. He has learned to snake the line himself which fixes the issue but is requesting I come up with a different solution.

Any thoughts, advice, or even jokes would be much appreciated!

I love how he blames the fire for all his problems, he was having trouble paying people back long before that point!

He has done 300 total exchanges, assuming he charged $1000 per transaction that’s 300k in revenue. Hardly enough to fund his lavish lifestyle.

Thanks for all the replies everyone!  I am satisfied listing my properties on Zillow and Craigslist and am really only looking for software for rent collection, expense tracking, and maybe online applications. I really don't like the idea of waiting 5 to 7 days for transfers when Venmo does it in one day.  Venmo and PayPal just don't seem very professional to me (although so far I haven't had any issues).

I have just under 20 doors and receive most of my rent via venmo, paypal, or directly into my account. I was considering giving Zillow rental manager a try. Ive heard some recent horror stories about payment companies going out of business and rent payments being stuck in bancruptcy court. I trust the aIllow name and am wondering if anyone uses this platform? Anyone have recommendations??

@Matt Michaelson I’ve managed my own rental properties for well over ten years. In the beginning I would work with people, change monthly due dates, and allow them to be chronically late. After being burned multiple times I now let them “cure” a three day notice one time. You have to evict this tenant and never let someone get that far behind again.

I find it difficult to believe Cheryl is a true investor or someone who has the intention to contribute to this site. There is zero justification for what Robert has done! I imagine he has been robbing Peter to pay Paul for years and it finally caught up to him. I personally hope he recovers from his injuries so he can be helped accountable, hopefully in criminal court.
