Hello BP community. My name is Bryan and I am excited to introduce my self officially as I have been stalking the BP boards for a while as well as listening to a lot of podcasts.  I am born and raised in the Kansas City area and work in the fire protection industry.  I have wanted to invest in real estate for a long time but the timing never seemed to be right between career, marriage, kids and life in general.  Now I am excited and anxious to get started. 

My goal is to purchase a SFH or two then move into small multifamily within the better parts of KC. I am interested in the BRRRR strategy but turnkey is also appealing since I have a W2 job. I am a buy and hold investor for the long haul.

That's a little about me and my investing strategy. I appreciate all the wonderful information and the forum to met other investors that
BP provides. I look forward to connecting with great people and building great relationships for the long haul.

Thanks Taylor. The data is from Neighborhood Scout.  The population growth was +2% in the last 2 years.  Are you saying that the household size is increasing by people having children or living with aging parents, etc. but  because those people do not have income the per capita income is being lowered?

I am currently evaluating neighborhoods and found one that looks good. When I look at the income trend the per capita income was -.5% but the household income was +3.0%.  What is this trend showing and is it good or bad?
