I know this is an odd request. I have been looking for a contractor for weeks and due to hurricane sally I am unable to find a reasonably priced one. I have a few projects that I need to get started ASAP. I have crews that are ready to work, however I can’t get permits pulled on my own in FL. I have general liability and builders risks insurance policies and I am able to run the jobs myself and deal with inspections. Anyone out there know of anyone? Thanks!

You’re right there were some red flags. There isn’t a cap on repair requests. Basically the tenants can put in for whatever they want. I don’t mind fixing everything, but there’s a much more efficient way to do it then sending out a separate vendor for every repair.

Update*

I made an attempt to work things out with them. I asked them to be included in the discussion as far as repairs go and I was basically told no. So, we’ve agreed to terminate. Since I’ve already got a network of vendors in the fayetteville area (I’m an experienced flipper) I don’t see it being an issue for me to self manage. These should end up being a win win for both myself and the tenant.

They aren’t. I don’t see service requests until they approve them.

Hey Luke,

here’s a list of the “issues”

1. Trimming a tree that didn’t need it (declined) $0

2. Remove a palm tree (declined) $0

3. Replace an old screen door. (Didn’t do) $106

4. Install Carbon monoxide detector (I put one in) $100

5. Microwave didn’t work (it works fine) $100

6. Stove didn’t work (it works fine) $100

7. Attic fan (nothing wrong) $133

8. Toilet occasionally would run (fixed) $133

9. Frig leaking (most recent not done yet) $133

10. Doorbell not working (fixed) $133

11. Faulty outdoor switch they were told about during pre move in inspection. (Fixed) $133

12. Window screen

13. Can’t remember this one but I’m sure I paid for it.

Hey ladies and gents,

   I recently move from my old home and decided to rent it out to pay down the mortgage. My wife was a real estate agent so we used her old firm. I spend close to $6500 before signing an agreement with them to fix any issues and the year before I spend 12k on the exterior. On top of this we lived in the property for 5 years with minimal issues. Just the normal HVAC once or twice a year. Long story short the property is in excellent condition. 


I do understand that there is some growing pains to be expected with any new tenant, however, 13 service requests in 6 weeks seems to be a bit excessive. One request was for a screen coming out of a window...

Should I find a better management company or just go it alone? I never received a signed contract from the management firm, so I’m sure I can get out of it easily. I can’t afford to pay $600-800 a month in service calls a month, which is what they’ve been averaging. 

Any advice would be greatly appreciated.

Hey, I'm new to Biggerpockets and have a similar situation that I am currently involved in and would like some advise as to how to deal with the issue.

I purchased a property in September of last year and had a guy that said he knew how to manage a job site and wanted in. As I do work fulltime (Officer in the Army) I knew that I wouldn't have time to do all of the work myself. So I decided to bring him in on the deal. I wanted to give him and myself  plenty of time to complete the so I set to job completion date for 6 months from the time that I bought it (March). I told him that he would need to invest 10K into the deal. I didn't need it however I figured that if he were invested he would be more motivated to work. We agreed to him receiving 25% of the net profit as I did all the research, planning, purchasing of supplies needed for the project, and would be there to help do work as needed.

So 3 months later nothing is complete and the work that he says is complete needs to be redone and he continually tries to sell me turd with the work he is doing. I've found many beer bottles around the job site and I know that he has had friends over there to "help out." He has been far from professional up to this point and I don't see the situation getting any better.  I want to fire him completely and hire a contractor to come in and do the job right. This is the issue... he has 10k invested. Should I just give him his money back? Or keep the money and offer to give him a modest return on his investment? Regardless he's not up to the task of completing this job on time and has missed countless deadlines.

I'm not sure how to approach this and any help would be much appreciated thanks!
