I'm very much still learning RE investing so I'm sure there is a lot I'm missing here, but it sounds like a miss on the two the major rules for buy and hold properties

1% of 585k is 5,850, so at $5,500 it's well below the 2% rule

I calculated the mortgage on a 30 year at $3,137 so the 50% rule doesn't work for cashflow. This deal is under the 50% rule by about $380. 

I'm sure there are a lot of other factors to consider, so I'm interested to see what others have to say! Best of luck!

@Kevin Sobilo the room is against the split wall of the duplex, so no opportunity for a window. Listing it as a studio I think is the best approach. Thanks!

I toured a duplex this week. 4bd and a 1 bd. The 1bd side had the bedroom off of the living room, but the walls only went about 10 or the 12 feet to the ceiling! I know... great ceiling height! It was clearly added in when this home was converted to a duplex. The room had a closet but no windows. Does this legally constitute a bedroom? If not, what issues might I run into renting and or on resale?

Has anyone worked with the company Cashflow Tactics? I’m looking for a review of the company and your results. I understand the concept of using the whole life policy, but I’d also like to know more about its applications and limitations.
