Hey BP,My name is Bryan Cruz, im new to the community. I found this Link when researching the legality of wholesale real estate.

So if Bullet point 5 is true,

"5.Making an offer on a house that is contingent upon your finding someone to buy it from you is illegal."

isn't that basically what wholesale is? Does anyone know if Real estate wholesale is legal in Kansas/Missouri? and if so is there a special thing I have to do when making offers?

I would really appreciate some help because I've been attending the "Youtube/Google University" for coming up on a year, trying to learn the wholesale business model. I finally took action and started cold calling about 2 months ago and after about 300 cold calls I found a seller in Leavenworth. I met the sellers and toured the property, and they have verbally agreed to sell They are only waiting for me to give them the contract, which of course I am hesitant to do after finding this article. Do I need to Speak to a local title company? Attorney? And how would I go about finding one? Any help would greatly be appreciated.
