A few things I always suggest to new property owners is to take an interest in the investment.  Bring a flashlight to your walk through, look under sinks and behind washer/dryers, and fridges.  You will be able to see a lot of the problems before they become problems.  I just inspected a 4 plex last week, 6 of the eight sink drains were leaking significantly.  The washer hook ups in two of the units had continuous water running down the wall.  All I used was a flashlight and my eyes to find these potentially disastrous conditions.

Hello All.  Just joined the group from Northern Utah.  I have been operating a home inspection firm here in Utah since 2009.  All of our inspectors have over 540 hours of training from ASHI.  I am also a new real estate investor having just purchased my first multifamily dwelling.  When it comes to the nuts and bolts of real properties we would love to answer any questions you might have.  Residential or commercial we have extensive experience in most aspects of construction and remodeling.  We use detailed and defined industrial processes for all of our environmental testing.
