Eric F. Congrats on the two MH deals. I am in the Richmond, VA area and am looking to eventually get into MH investing as a entry into real estate investing. I am in the learning stage now so I'm trying to soak up as much knowledge on this niche as possible. I have been hearing alot about 'Lonnie Deals' so I am certainly going to check out some of his writings. I just have one questions for you s well as the BP Community that had recently been bugging me. In what way would the SAFE Act impact an invested using a lease/option strategy to sell MH in Virginia?

Thanks Brandon Turner , I will certainly check out those suggested posts. Thanks Sam Parkins , any help you are willing to provide will be greatly appreciated. I really feel like this niche in this market can be very profitable. I would love to chat more with you about manufactured homes and even make a trip that way for one of the REIA meetings. Also, I believe I would find it very beneficial to talk to some of you wholesale contacts down here in Richmond. How can I best contact you, (via email, phone, ect.)?

Hey BP Community, I am a beginning beginner (if that makes any sense) to the real estate investing. I am in the initial learning phase in which I am trying to figure out which strategy to start investing with in the near future. I am studying wholesaling and Lease Option heavily, as far as strategy, at this point. However, I want to get some insight on a good niche ( type of properties) to start with. I have been considering SFH, but in my area (Richmond area, VA) there seems to be a lot of competition within this niche. Therefore, I have been considering Manufactured homes in rural and suburban areas. BP Community Members are there any tips or any guidance you can offer conserving this particular niche (Manufactured Home Investing). My goal is to be a cash flow investor and control nicer properties with lease/ options while either obtaining seller financing to rent out less attractive properties or just wholesaling them to other investors. This would be my primary business strategy until I build capital and experience. Anyway, I would love to hear what you guys think about this strategy. What kinda of challenges could I face with this strategy? What is a good amount of capital to start with for marketing? What are some of the more effective marketing tactics for this area? What are some things I can start practicing now that will best prepare me for my first dean and first marketing campaign?

Welcome to BP Tanisha. I am also a newbie to the community as well as real estate investing. This is a great place to network, build relationships and learn as much as you want to about real estate investing. The community members all seem to be very welcoming and helpful. I recently heard on one of the podcast the market in Texas (Dallas, Houston) is a wonderful place to invest due to the population growth as well as the number of jobs moving into the state. Thanks to all of you guys @James Vermillion , @Brian K. , @Shera Gregory , and @Mehran K., I am certainly start working through all of the suggested books and resources that you all have suggested. Also, I would love to hear about some of your deals and how you put them together as I believe that I want to start with a SFH in the Richmond area as my first investment when the time comes @Shera Gregory .

Thanks @Mehran Kamari, it's funny because the ultimate beginners guide is how I found out about Bigger Pockets. I just listened to the podcast a couple of days ago that talks about the ultimate begginer's guide which is great by the way, so i will definitely will revisit it to get a better grasp on the information it contains.

Hey Everyone,

I am glad to be a new member of this wonderful BiggerPockets community. My name is Bryan Thomas, and I'm newly married (almost 2 years now) with a fun and adorable little boy. I am also finishing up my bachelors in Criminal Justice and hope to get a little return on investment for it soon. I am an aspiring real estate investor who has had a real interest and passion for both real estate and wealth building since I was a kid. I would certainly consider myself a true newbie because I don't have any real estate experience at this point. However, I am here to learn as much as I can about real estate investing and the strategy and niche(buy and hold: single family, small multi-family homes in Richmond and tidewater area of Virginia) I want to move into once I get more educated and become a little more financially stable. Also, I would love to talk to some real estate veterans in my market who wouldn't mind sharing some good tips and experiences they have had as well as maybe partner on some deals in the future.
