Thank you all for the feedback!

@Taylor L.  - Yes, I agree the inlaw suite would be best. Def, will keep this in mind.

@Brian Lieberman - At the month we're going to be in a 2b, 2 bath apt lease over the next 9-12 months in Charlotte. The floorplan is split (1b 1ba on each side). After the lease was up we'd try and do the SFH or townhome house-hack. I mean hopefully by then it's a bit safer (but who knows).

@Andrew Powers - Cool, happy your HH is going well. I'll definitely add in there the CDC guidelines as mentioned. I would rather be upfront to sort of set the expectations. I will keep the layout in mind for the SFH or TH.

Hey BP Family,

I was curious to see if anyone "started" a live-in apartment house-hack (or SFH) in the midst of COVID...I'd love to hear how you searched for the roommate/renter. Maybe what are some of the questions you asked or put in the listing?

I'm 50/50 on the decision. My major concern is just having someone move in who isn't all that concerned and maybe not practicing social distancing, etc. In my listing, I have "no guests due to covid pandemic." I'm thinking of adding in other things as well....only to be upfront with my concerns since the kitchen and living rooms will be a shared space. They would, however, have their own bath.

Thank you for reading. Welcoming all thoughts and advice. Stay safe

Nate

Do you have a plan for when/where you will buy your first deal?

Thank you Brandon. Oh yes for sure money is needed. Just not as much as I initially thought (like most people). I haven't set anything up yet. I'm still educating myself. But plan to maybe start with a rental property.

Awesome of you wanting to grow and learn. I’m always up for chatting real estate and helping out if I can. Shoot me a message and we can chat. To make money in real estate you need one of three things, time to contribute towards deals/investors, deals, or money. With one of those and drive you can get started no problem.

Bobby - thank you for the encouraging words. Much appreciated!

Hi BiggerPockets Family,

My name is Nate and I'm in the Charlotte, NC area. Like many of you, Real Estate has been an interest of mine for a long, long, long time. I've been hesitant in the past as I thought loads of money was needed. That fear used to freeze me up. I started really learning and diving in back in March 2020 when the pandemic hit. I've learned quite a bit and I have so much more to learn.

One of my goals in this real estate journey is to help people. When I was younger my Dad brought a house (it ended up being too much home). We lost the house and it's a memory that's burned into my memory. I want to help people buy and be able to keep their homes or rental apts, or help them out of a sticky situation (if needed). I know everyone's journey and goals are different. I want to build relationships along the way and also build something, my family will be proud of.

Thanks for reading my intro and I look forward to seeing you all around and possibly working together.

Respectfully,

Nate
