I'm looking for a few good Virtual Assistants for cold calling, data entry, and lead generation. I've used upwork, fiverr, onlinejobs.ph but they never seem to last more than a few months. Does anyone know any VAs that are consistent, reliable and permanent?

I have a property that I purchased with title issues. I have purchased most of it from the inherited owners ["the Heirs"]. The problem is that there is an owner ["the Occupant"] who previously purchased it from the Heirs owner finance but has lost the paperwork including the deed and promissory note. The paperwork was never recorded so the Occupant has no proof he ever owned the property, thus he "lost" the property. I purchased the property on the grounds of helping the Occupant recover ownership of the property. We entered into a Rent to Own Agreement but he is now refusing to make the payments and will not sign the lease. Thus, I now have to begin the Eviction process. The problem is that in court, I'm afraid the judge is going to look unfavorably on the fact that I may be evicting a real owner of the property. Once the Occupant says that he made many payments in the past, the Judge will probably throw the case out saying title disputes are decided by a higher court thus escalating the cost. What do you think I should do? Try and evict the Occupant anyway? I have tried negotiating and asking him many times to pay rent to no avail.

Would it be acceptable to wholesale a deal with my IRA? Could I write the name of my IRA into the wholesale contract as the Buyer and issue earnest money from my IRA? I would like the proceeds to go into my IRA and not to me personally for tax reasons. If the title company issues a 1099 to the IRS would that cause any problems?

I'm in a difficult situation with a tenant.  The end of the lease is 3/31 and I sent him a lease extension in February.  We then got into a heated argument over a dishwasher and now I do not want to lease to him anymore.  I sent him a 30 day Notice to Vacate on 3/1.  But he has a lawyer now and states that because I sent him a lease extension before the Notice to Vacate, I'm legally bound to continue leasing to him.  I did not sign the lease extension so how is that a legally binding contract?  What is the best course of action?  I'm anticipating the lawyer to try unconventional tactics in an attempt to extort money or convince the court to allow the tenant to stay there as long as possible.  Should I just get a lawyer myself?
