I guess the thing is I have the time and don't have plans to purchase more rentals to remodel and I'm paying her a good chunk just to collect money and handle maintenance calls which intake anyway in the end.

I have gotten in to the rental property business over the last three years with 10 college apartment units as part of my inventory and have a property manager do rent ups, collect rent and field calls for those units as I was busy with remodels elsewhere.   Now I'm done with the big remodeling push and am considering letting her do the rent ups for a flat fee and taking on the rest as I field the maintenance issues anyway.   It seems I have the time for this but am a little nervous to change things as she has kept the units full.   Any thoughts?
