Immediate need is just to set up an LLC in CA to register for a short term rental license, but figure it's a good start to building a relationship with a local attorney that specializes in real estate.

Any recommendations would be greatly appreciated!

Additionally, curious for people's opinion on if it's worth setting up the LLC with an attorney, or just use LegalZoom?

Closing on a duplex that we will be house-hacking in.

Trying to figure out insurance.  

Looking for a great insurance broker who is experienced in handling house-hack situations.

We may short-term-rent our primary-residence unit within SF regulations (up to 90 days a year), which we will also want to account for with insurance (been looking through posts here about some insurance companies cancelling people's homeowner's policies when they hear about STR setups so want to make sure we're above board and with a supportive insurance company).

Is using an insurance broker the best approach for sorting through this?

Any tips/recommendations/referrals would be greatly appreciated!!

Just closing on a duplex in SF and need to figure out insurance.  

Looking for coverage tips and recommendations if you have any.

Setting this up as a house-hack, will live in 1 unit and may AirBnB it up to allowable amount by city regulations (90 days for primary residence), and rent out the back.

What sort of coverage should I be looking for?

I'm a newbie when it comes to owning real estate so any tips or things to watch out for would be greatly appreciated!

Do I need separate earthquake insurance in SF?  Do I need an additional umbrella policy to protect assets?

Looking for recommendations on a knowledgable tax professional or CPA with creative (yet totally legal, seriously) approaches to help me reduce my tax burden (which has been pretty crushing here in beautiful California).

Looking to get into some real estate investing this year (possibly house-hacking), but would like to preemptively chat with someone who knows the inner workings of the CA/Federal tax code and see what approach makes the most sense to help reduce taxes.

Brand new to REI and in the process of just acquiring knowledge before diving in anywhere.

Since I live in the SF Bay market craziness, I'm looking into opportunities out of the area.

I know Austin has been a hot market recently, and as such may not have much available (in the cash flow sense), but I'll be visiting there next week and curious if it's worth reaching out to a realtor there to take a look around.

I figure when I'm ready, I'll probably look to buy-and-hold a single family or multi family that starts with cash flow.  I realize this may not be available in the Austin market, but reaching out to the community just incase it's worth looking into while I'm there.

Price wise I'm pretty open so long as the numbers look good (although as a newbie I don't want to stretch myself to far as I'm learning).

Just starting out. 
Planning on taking the next few months to soak up as much knowledge as I can before diving in.
Looking for recommendations on markets that can cash-flow and aren't too sketchy so I can start learning how to run numbers and examine an area (just in view mode right now, but might as well be in an area that I can dive into when ready).
Currently live in the SF bay area, so there's really not much local that works.  Willing to go out of state.
Looking for SFHs in the range of $100k to $250k.
