Hey all!

We are newer landlords and we are in the process of trying to get new tenants into our unit. We had a young couple come and check out the unit and apply. We are not sure how to proceed at this time with this couple, due to them being first time renters. They have no prior landlords, so we have no one to call, do we ask for personal references, what would you all recommend?

We have yet to ask for a background check and credit check, because we only do that once we want to move forward with their application. Other than not having any previous landlords, they meet all of our standards (income, nonsmokers, no pets, etc.). Any suggestions would be great!

Does anyone know of any banks/credit unions in the Rhode Island area that waive/pay for PMI when equity is less than 20%?

Hi guys,

I wanted to gage every bodies opions on the general housing market status. Right now I'm currently brand new to investing, I'm looking for my first purchase to be a multy unit in the Topsham Brunswick area of southern Maine. Right now it seems the market is getting a bit to hot. I've been wondering if I'd be better off waiting and building funds for the market to cool down.

I was thinking I would live in one of the units. I felt a duplex would be fairly safe start.

That's a great point, I haven't been thinking about this for that long. I feel I need to get more serious about looking for properties/ mortgages

I'm brand new to real estate, admittedly I'm a little stuck in the analysis peralasis trap. I'm currently looking for a duplex or three plex in the Brunswick / Topsham Maine area. I was hoping to hear some opinions, on that approach/ thoughts on the market in Maine.
