I want to eventually be able to cost out Rehab myself without bringing my contractor with me. I am doing drivebys on 20 houses a week and going back into 8-10 house a week. It simply isn't possible to have my contractor with me all the time (or most of the time). 

I have been looking at Rehab costing spreadsheets available on line. I came across this program which costs between $100 and $300 (approximately depending on features). It seems very complete and certainly provides a costed plan to figure what a rehab will cost. It also features all types of costing, management and financial spread sheets to totally cost a rehab from purchase to flip or hold. Anyone have experience with this? I am closing on my first single family rehab. I have a great GC who will PM the rehab so I do not have to issue those many purchase orders to vendor. However, I still need to track costs and P&L. I am looking at Quick Books Pro, but I was wondering if the is a program suited for RE rehabs and the investor.

I haven't set up the website quite yet. I just received approval from NYS for my LLC (Long Island real Estate Enterprises. I have been looking over the Lead Propeller site; their templates really give it to brokers on the chin. I work with brokers so I don think I want a website that will compete with brokers. And besides I am just finishing my licensee course. So to make a long story even longer, I haven't decided yet which we to go. I may use the services of a web builder. Any advice?

You'd figure they'd charge less since they were getting those good Canadian dollars.

I agree that someone motivated would pickup a phone however; I believe they would search for an investor on line and then call them. I website is critical IMHO.

Before I set up my website, linked, etc., I have been going back and forth on what name I want to give my new endeavor. I've gone the gamut from names like Foreclosure Stoppers (eeehhhh) to more professional sounding established names, blah blah holdings (no offense meant to people with a more descriptive name). After I finally decided on a name and cleared it with the NY Sec of State that it was indeed available, I found that it was taken by someone as .com domain. There are however many new domains coming out like .property, .US, .almostanything. 

Coming from a professional background, I always felt that a .com conveyed a professional organization. Or maybe even .net. What do you think of the new domains?

I am totally convinced now that FB is overpriced and not necessary to be successful. I am proponent of mentoring, especially when you get into a new business. The best mentor I can think of is another investor who is willing to work with you on a deal or two.

Answered my own question, HudHouse seems to be just another foreclosure site for a fee.
