Using Wave because our operation is so small right now. In my chart of accounts I have the personal account that was used and I sort the expenses under that account. However, I wasn't sure if this would create a problem as the "balance" of the personal account in wave will not meet the actual changing balance of my personal account. Again, small operation but I just wanted to try to balance it all properly.

Good morning BP Im attempting to keep accounting for our first SFH rental. We acquired the property oct 6th and have performed some repairs. The problem im having is the money we leveraged for property purchase and repairs was deposited into my personal account because we did not yet have our LLC bank account. Following this, we have been using our LLC account for expenses and rent. Any recommendation as to how i should account for these transactions not from our LLC bank account? Thank you for any advice.

Jeff Copeland I say your right and would be fine with this but are you aware if the old owners lease is valid between us? For litigation purposes if needed.

Good morning BP. Recently purchased a single family in waggaman louisiana. Tenant has lease term that ended and is now month to month with previous owners lease that I have a copy of. She seems to be in no rush to sign our lease for 6 months as I have been trying to get this done for 2 weeks but tells us she wants to stay. May I asked how other have or would handle a similar situation? Thank you

Greetings BP. I've started using Wave Accounting recently for our 2 rentals. We're looking for our third as we speak. Curious if others have used Wave, and if so, is each rental set up as it's own business, or accounts for each expense and income per property? Trying to make things as easy as I can for our tax guy.
