I am just starting out and  wanted to use excel to analyze investment properties.  I know the site has a built in calculator but I felt it was limiting in comparing multiple properties easily.  So with this excel document I input the value, bid, costs, and rent amount.  The math is done for me to break down how much I can finance with my primary lender and how much I need to cover either myself or find others.  I am sure I am not the first to create this so who knows where I can find another so I can compare?  Hopefully I can improve mine or just use that one if it is more informative.

Hi St. Petersburg,

I am transitioning from active duty to the Florida Guard and will live/work in Pinellas County permanently.  I am looking at rental investment properties and have already made contact with a local Real Estate Agent to act on my behalf although I am still looking for a good property management company.  So my question to all of you, who are the good, bad, and ugly Brokers, Managers, Lenders, ect.  Please do not throw dirt in the forum though, if you want to warn me about someone in particular message me privately.  Also, what organized membership/club is in the area for Real Estate investors?  Thanks and look forward to coming to your neighborhood!

Was in a middle east lecture and the topic came to how real estate markets originated.  This is a summary of the lecture but the gist is that real estate was a foreign idea to the middle east as it was a creation from land owners and serfs. The wealthy land owners in the west had serfs working the land until plague wiped out many nobles and left the whole system jacked up.  To fix the issues the plagues brought the serfs gained the ability to buy land and work the land they owned in turn they would pay rent.  So I had a moment in class where I connected owning land and renting it to equal being from the noble class of old.
