@Alexandre Marques dos Santos not crazy, so much of what is going on right now doesn’t seem sustainable long term. Nothing wrong with repositioning.

I'd invest half of it in undervalued, underperforming self storage deals. SBA loans only require 15% down and the interest rates are insanely low. Plus self storage does well during difficult times. I'd hold on to the other half for taxes and dry powder for future deals. In today's environment it makes sense to think defensively.

I'd look BEFORE you even close on the deal. You must begin with the end

in mind and if you don't know refinance requirements you are flying

blind.

My economic reviews of Austin indicate we are very well protected from any major economic downturn. However, if Austin becomes the new epicenter of American Corona virus during SXSW next month, that would break through our economic defenses. 

For the uninitiated, SXSW is a global convention hosted in Austin every spring. We see 300,000 to 450,000 people from around the planet come together in Austin every spring. 

If there's going to be a major outbreak, it'll happen here first. That would certainly give pause to our local appreciation game. 

SXSW definitely adds an interesting dynamic! Would still love to go haha Here's to hoping that's not the case.

I have a duplex in Missouri that I bought with a HELOC and now want to do a cash out refi to pay off my HELOC. Any lender suggestions? I'd like to get as high LTV as possible.

@Ben Leybovich what I am suggesting is that there is a business case in itself to keep more experienced investors on. We’re more likely to engage in forums with the core audience and assist newbies with advice if the site attracts us here more with content that appeals to experienced investors. I think something along the lines of what you are suggesting would be perfect. Happy to be helpful with that process as well.

@Ben Leybovich completely agree. I think it’s necessary to the evolution of the site. When I first started 8 years ago the majority of the content on the site now would be perfect, now much of it is no longer relevant to me simply because it’s oriented to beginners and small deals. And rightly so. Bottom line is that the site has to do more to curate and centralize info on larger deals and accredited investors. If they don’t it leaves the door open that someone else will, which would cause an exodus of experienced investors and be to the detriment of the site and who it currently caters to.

@Cory Lucas my biggest advice is if you get any sense that their not used to paying on time OR that their previous owner let them go months then get caught up your best move is start serving eviction notices if they are late at all with you so they know you are serious. If that doesn’t get their attention and shape things up... follow through with the eviction. Sounds harsh but once a tenant has been trained it’s ok to be late your in for a world of hurt. Eventually they won’t be able to ‘catch up’ and you’ll be out a lot of money in lost revenues
