Great question and apologies if my initial message was unclear! We are open to investing in a variety of property types but are currently focused on the following:

- Well-located office properties at or above 50% occupancy

- Neighborhood retail (vacant or leased) in concentrated retail corridors

- Value-add multifamily (like every other investor out there lol)

- Specialty-use properties (carwash, laundromat, or distressed property of any kind) that is well-located with flexible zoning or in municipalities incentivizing investment and asset repositioning (i.e. carwash teardown and rebuild as apartments). This is what I was referring to by covered land play.

Our maximum purchase price sits around $5M today but this is somewhat flexible and we are open to making larger single (still sub $10M purchases) for properties with a compelling enough narrative.
