Hi,

I'm 24 years old and I plan to buy my very first investment property next year in September. My end goal for real estate is to live off the cash flow and retire. I've been hearing a lot about buying my very first duplex or fourplex with an LLC and going the FHA route. Any recommendations about lenders who will be willing to accept that? The reason for this to use the first time home buyer program and acquire many properties. Please provide any feedback that will help to acquire my first rental next year and buy other rentals moving forward.

Yes, and once I tracked them down I was able to. Both owners were out of state homeowners. But I am realizing early some people are never satisfied with offers. They would rather their home be taken by the state for free than get something out of their property. So I am not going to dwell on it, instead I am going to use it as fuel to move forward!

Thanks so much!!! I'll take a look further into evictions, divorce and probate!! It is encouraging to hear I am off to a great start. How often should I send the direct mail? 4-6 weeks? about 5 rounds?

Hi, 

I am new to the wholesaling investing here in Houston, Texas. I am a licensed realtor but I only got my license so I could learn more about the market. I recently started wholesaling about a week ago. I went driving for $$'s for the very first time and I got two vacant properties, I was able to track down the owners. I sent the contract and everything but the clients didn't sign it I am assuming because they wanted more money for the properties. Even though I wasn't able to close on those deals, I am very encouraged and determined to keep persevering. Recently, I have been driving for $$'s and sending direct mail to absentee owners and people who are behind on their property taxes as well as mortgages. Haven't had any luck yet. If you guys have any tips that would be awesome!!
