Hello fellow NY Landlords & Property Managers:

We are seeking to potentially off-load up to three of our 3-Family Buildings in North/Central Brooklyn NY to a detail-oriented, will-stop-at-nothing-to-do-it-right Property-Manager (maybe one that specializes in 3-family townhomes & brownstones in Brooklyn).

We're seeking a PM that will treat our Tenants with dignity, respect, and professionalism and that will treat our buildings as though they owned them & lived there themselves....

Does such a thing even exist? Do any of you currently use such a PM, that you're extremely happy with, and can recommend?

Your recommendations would be greatly appreciated. Thanks!

All agreed, except that after we implemented RUBS Water billing, we witnessed Water usage in a 3-Family we manage drop 35%.   I believe the  key to success are the constant reminders to tenants to conserve water (and thus, save money)

Good luck! As long as you duly amend your Leases, properly manage your Tenants' expectations, and send transparent statements, you'll have no problems (and wonder why you didn't do it earlier!)

@Julie Gates Does this happen?  Abso - freakin - lutely! Everyday, twice on Sundays. Never think for a minute that it doesn't.  Nothing you can do. Players gonna play.  Submit every bid with an expiration date. My bids always come two with explicit instructions:  1.) Take it or leave it: My bid is NOT to be used to troll for a higher bid, and  2.)  Bid is good for 24 hours only. If you don't hit it, you lose it.

@Angie Williams.    Thanks so much for the update. So interesting to hear. I  have to admit that I don't know too too much about the Bronx, but only because it  is relatively far away from Brooklyn and, in traffic, could take over 60-75 mins to get to...    But I have no doubt that there are great parcels there...

One exciting area I HAVE indeed heard about in the Bronx that is exploding is University Ave (aka MLK jr Blvd)  near intersection of  W. Tremont Ave...  (Near Morton Playground...)      Is this the area you were referring to?

Submetering is waaaay too expensive...  Forget it!

Just RUBS it yourself, using a relatively simple RUBS spreadsheet and open & transparent billing to your (new) Tenants. (Make sure a thorough discussion of your RUBS billing is included in your new Leases).

Because the B-Class $800k house in NYC will be an A-Class house in 7-10 years and be worth $2.5 Mio.  The B-class House  in Midwest/South will be worth $125k.

That's why.
