(I'll assume your question is referring to South-East Bushwick...)  Decent point, but I don't think that it's too much of a worry:  IMHO:

  • The supply of Rentals in Bushwick is nothing compared to the massive oversupply of (low-quality) rentals in Bed-Stuy
  • Of all the Brooklyn Rentals I've seen, South-East Bushwick rentals tend to be, on the whole, the nicest, highest-quality and most expertly renovated (and thus offer the best value.)
  • The benefits of South-East Bushwick are innate and won't dissipate regardless of Rental supply: Great access to multiple Subway Lines, Multiple Parks & Greenspace: (Ex: Irving Square Park, Tiger Playground, Bushwick Playground)
  • Great 'Livability': Beautiful Townhouse Architecture, calm, quiet streets with mature trees while still close to Bushwick's best Bars, Restaurants, Boutiques, Cafe's & Lounges.

That's also why I like South Bushwick  (sometimes referred to as South-East Bushwick) :  Easy access to the J, M & Z trains as well as the L.

We never heard you complain when mysterious, unknown, anonymous new posters who had never posted anywhere on the internet before (let  alone BP)  suddenly came out of the shadows to serve up posts in rapid succession that were suspiciously complimentary to your firm, (Many from the same IP address, according to the Forum administrator)

Hi everybody...  

Seeking help here please.  I own a medium-sized multifamily property in NY where there is a large vacant lot next door. Recently i found out that the lot next door has been purchased and plans have been filed for a major ground-up development that will require a pretty large scale Excavation and Underpinning of my property's foundation.

There have been many horror stories in NY about shoddy underpinning work causing a complete collapse of the building next door. 

Can anyone here recommend a NY Real-Estate Attorney who is VERY well-versed  in the Laws & NY DOB regulations concerning planning, zoning, filing & permitting, building/construction and all the relevant rights of neighboring property owners and obligations of developers?

I know it can get really complex but I know there are quite a few NY Attorneys who have specialized in these types of issues

Also, I may as well report that in PLG (Prospect Lefferts Gardens) I noticed a lot happened over the summer on NOSTRAND AVE

There's a brand new Bakery/Desert & Cafe called Desserts by Michael Allen and a new Market/Cafe/Coffee shop called StarLiner, both really great!

Following up on my previous post about Bushwick, I've been doing some research and  I've gotten to know the nabe really well over the last few months. I believe that the SouthEast corner of Bushwick is fast emerging as the hottest new section of Brooklyn.  Specifically, i really like the area roughly bordered by GATES AVE, WYCKOFF AVE, COOPER ST and BUSHWICK AVE

Let me present my arguments why: 

Walking & Driving ( or Biking) through the streets, you'll find beautiful 100+ year old Brownstone & Brickstone 2-3 and sometimes 4 family buildings with really detailed architectural design,  beautiful 65 + year old mature Pin-Oak trees and a quiet, safe vibe. Every block has at least 2-3 gut renovations going on and really nice modern new developments are being built each month. Here's an example of an old church on the SouthEastern section of Bushwick Ave that is being tastefully preserved as they develop new units for sale or rent.

This area is very well served by both the L (Halsey / Wilson) and J//Z  (Halsey St) Subway Lines. M line at Myrtle/Wyckoff is close too.  

Rents are quite attractive for Investors at around around $40-45/sq. ft or $3300-3600/Mnth for a typical ~900 sq.ft  3 BR Apt (Roommates usually pay ~$1100-1200 each per room/per month).

Irving Square Park  is a great place to jog/walk your dog and a new Green Market is coming soon apparently. 

The nightlife and cafe/restaurant scene in this small area is exploding. Nearby hot new restaurants include Industry1332,  Houdini Kitchen LabsNowadaysTransPecos and many more...

Anyone (who knows is area) agree? Disagree? Care to add any points I may have missed?

There is a really good Thread on this:  Landlords should NEVER pay for their tenants' water (or any other service/utility that they use). Instead, they should pay the bill in full, then re-bill it to the tenants as 'Added-Rent' according to some fair apportionment (% of occupancy or square feet, for example).  

This can and should be done regardless of whether or not there are separate meters for each unit or not. "RUBS billing" or Ratio Utility Billing is perfect for this (google it)
