Hello BP,

Can anyone recommend an accountant who works with real estate investors (someone who owns/invests in real estate as well)? I currently live in Brooklyn, NY and own an investment property in Memphis, TN. Looking to acquire more properties from California to Georgia (Atlanta), and would love to find a great accountant to form a lifelong relationship with. Any recommendations are greatly appreciated.

Hi BP,

I am not sure if this is posted in the correct forum, my apologies in advance. My dad owns his home in Fresno, California free and clear for many years now. Back in the 1970s he backed a loan from his aunt with the property. She passed over 10 years ago, and in her will all debts were to be free and clear. He needs some professional assistance to clear up this lien. Can anyone help us, or recommend a paralegal that specializes in real estate? He isn't super internet savvy so I am trying to help.

Does anyone have an idea of how much hot water would average for a 3 bedroom (3 tenant) apartment in Brooklyn, NY? I have clients renting an apartment that the landlord just confirmed he does NOT pay for hot water, only for heat in the winter. I can't seem to find a good answer on how much this could run per month.

Hi all!

Can anyone tell me what are the current requirements/terms for a cash-out refi?

I plan to purchase and rehab a buy-and-hold a single-family or small plex in Philly for all cash ($60-$90k). Ideally I would like to cash-out refi and use the money to purchase another similar investment and repeat the process. I understand there are limitations on these types of loans. Do they exist and what are the average terms for something like this?

Hi,

I am wondering about the laws that govern real estate in Pennsylvania. How long does it take to evict tenants for non-payment? Does anyone recommend a good site for this general legal info from state to state?
