I am about to attempt investing in my first property and I want to to flip the contract for my first experience. Once I locate the property, would it be wise to sell to individuals/companies who advertise as Buying Houses for cash ie) We Buy Ugly Houses? Or should I find other buyers?

I have being listening to the Bigger Pockets podcasts along with other real estate investing podcasts and have learned a great deal about the various strategies. I’ve even attended a couple of REI workshops to gain more knowledge. But here’s my question, once I find property, what’s the next step in closing the deal? I understand what happens when you have a realtor but how does it work without a realtor? What type of paperwork is needed and where do I obtain it? This is the missing piece to the puzzle for me. I am in need of assistance. I have found my first home to invest in located in a college town but I don’t want to use a realtor and I don’t have much cash. I’ve researched other ways of investing but I need help starting out. Can someone please assist? Thanks.
