Has anyone taken Josh Gaymans the code course or Devan Canups Wholesaling ASAP course ? I know there is a lot of controversy over these paid courses but I am looking not only for the course but the community and coaching it offers. Knowing my personality type and my fear of failing/ loosing money I think I could benefit from a course and being able to connect with newbies similar to myself. yes, I know that with anything I need to learn to manage these fears. I am at least admitting why I tend to not follow through and I am working on how I as an individual manage fear and risk. If anyone has any recommendations on wholesaling courses that either helped them get started or help them grow their business I would love to hear about them.

@Dan Sarao thank you !!! I am brand new to real estate and wholesaling. So to start off any books, resources, courses, etc that have helped you in your process I would love for you to share them.

I know some ( if not all) wholesalers will sign a purchase and sale agreement between themselves and the seller. If I am unable to find a cash buyer prior to the stated closing date on the contract, from a legal perspective what can I expect ? What will the repercussions?

What is your preferred method of finding wholesale deals ? I know some look for houses that have been on the market for a long period of time or off market houses.

How did you go about finding your first couple of cash buyers ? At the moment, we do not know any investors personally. What would your recommendation be on finding one ?

I have heard multiple times on the podcast that getting a job in the real estate field helps tremendously with networking and learning. I was wondering has anyone became a home inspector part time ? I am looking for a sort of side hustle if you will to work on our current savings ( to use a down payment on an investment property), learn a few new things, and hopefully meet some investors. I do work full time currently and have a daughter, so i am hoping to find something that is flexible. If anyone has had success in doing something like this or similar I would love to connect.

Hello BP family !

My husband and I are looking to get started with our first property in 2020. We are looking to buy either a duplex or 4-plex and live in 1 of the units. But my question is how long are we require to live in a property prior to renting it out ? Will this require us to change our loan once we move out? I am assuming the length of time required will vary based on the loan, but is this something I can ask when acquiring about the loan ? I am trying to avoid doing anything illegal or “shady” in starting this process. Any information is greatly appreciated!
