Thanks @Jay Hinrichs for your story! Yes, this scam is so complex, it even fooled qualified lawyers. Yes, lawyers signed off on the loan docs. Those investors STILL got scammed even having a lawyer representing them! I hope enough people read my post. These guys are STILL doing business now!  NO ONE DO BUSINESS WITH

MCMANN COMMERCIAL LENDING who have changed their name to MCMANN CAPITAL - WALT TROCK AND MICHAEL LANZA 

they are all CROOKS!

You're right. We spoke to several lawyers. This is not class action lawsuit stuff. We have contacted all agencies on this matter. It's a process.  We know for a FACT these  criminals are STILL in business working and stealing people's money!

@Roger Mills - If that company is Genie Investments NV - RUN!! They are scammers! I lost over $80K with them and McMann Commercial Lending. Read the attached post. My situation is identical and I am part of a group of about 50 people scammed by David Hughes and Mike Conner.

@Doug Smith - Thank you for that advise. However, because of the amount of scammers out here, they could also rename their upfront fees to "appraisal" fee and still have no intention of funding. Commercial Lending WILL have to change how they do business thanks to all these scammers out here. 

I have lost over $80K with Genie Investments and McMann Commercial Lending. 

I have a list of scam artist right now, scamming people with a due diligence fees and upfront fees and have ZERO intention of funding. I have been scammed over $80K with Genie Investments and McMann Commercial Lending. I want to see these guys UNDER the jail! The other scammers are from posts I've read here on Bigger Pockets with similar tactics.
