What does commercial real estate property typically lease for per square foot around Grove City, Ohio?  New to commercial investing so I'm not sure.  Have heard as high as $7 per square foot but also heard $4 as well.  Any ideas?

Thanks for the response James.  My intent is not to charge her and get new tenants in at the same time.  I want to get it rented quick because I will be renting this for about $50-$75 more a month once I get the new floor and paint in the property.  I'm not technically losing money because the other side of the Duplex is covering the mortgage +$125.  I want to be fair but also not taken advantage of.  I'll definitely use your first lines in the document I whip up to terminate the lease agreement.  Thanks again!

I have an older tenant that just passed.  She was suffering from dementia and had a stroke.  Her daughter co-signed the lease for her and handled all of the rent payments as the tenant was unable to do these tasks.  They are currently on month 6 of a 12 month lease.  The daughter suggested they pay half January so they have time to remove her belongings then terminate the lease agreement.  I know that she is technically liable for the rest of the lease, but would be alright with her paying for January and leaving us with the deposit which would give us income for 2 months so we can get this rented again.  What should my first steps in the process be?  I just want to be legally sound here so nothing happens down the road.  Thanks in advance.
