My vantage point from working with 100's of new folks in my REIA, is new folks all try to do the same thing and they mostly fail because of many many reasons: too much competition from each other, from out of towners throwing cash at marketing, from Wall Street etc, the deal type really doesn't fit their personality or skill level.

Good idea to ask this question.  But take note of my tips re the advice you are now being given.

-- work hard to be different -- Think daily, weekly, monthly about changing what you do to always be counter to what's popular. Join every local REIA within 2 hrs drive. Hang with the experts NOT the newbies.

Look for training from experts on how to think creatively.  I'm doing some following of Tai Lopez (I'm not endorsing Tai, just saying there's alot of folks we need to be learning from)  http://www.tailopez.com/  and google Tai Lopez on youtube.

Invest a few $1k (or more) each year in training, online and in person.  Spend as much time as you can sitting next to folks who are successful.  If you find you are next to newbies, move.  Your time is too precious to be polite and social, you need to be agressively selfish about learning and clawing into your own business.

I have started yellow letters to Pre-NODS. Mainly doing the 60 day late right now. I have received nothing but mean calls/texts in return.  Do I keep mailing to them? I've heard good things about the out of state non-owner occupied list. I am getting my lists from Consumer Data Leads right now for 2 months, then I can try something else.   

Also I have all of those connections in Austin. Working for a real estate investor and REIA club owner has its perks! :)

I have connections in Austin at my fingertips as I have been working for a real estate investment company for 4.5 years. We have REIA Clubs that I help manage all over Texas. So you may think it's silly for me to have a million questions when I'm surrounded by investors every day. Well I am just starting out so I guess it's not so unheard of, there's a lot to learn. I am going to re-read your post when I have a little more time and may have some questions for you! I went to Baylor, but live in Austin where UT is. I'm a bear surrounded by longhorns! :)

Thanks Arissa! I am in Austin. My best friend lives in San Antonio and laughs at the way I pronounce Cibolo. I am actually going to San Antonio today. Our company is going to have a vendor spot at the SA REI Expo tomorrow. We actually have a SA REIA Club. Are you going to attend?

Hi Everyone! I am coming back to get some advice. 

Marketing. Marketing. Marketing. It can be a big ole pain in the rear-end. Do you feel me?

Everywhere I turn, someone says yes you should do this _______ [fill in the blank]

And then the next person says, No way! Didn't work for me! Do this_______ [fill in the blank]

See where I am going with this? And if I think REALLY hard, I question whether people are really telling me much about their marketing at all and are being quite hush hush about it. Why is everyone so secretive?  Maybe I can get some more insight on this forum without me being 'competition' I guess...

So, to you... Is it okay if I ask my dumb questions?   After being on some Q&A Calls before, I have realized, hey that person just asked a "dumb" question that I was thinking and wouldn't ask because I thought it was dumb. Obviously our questions aren't so dumb to the baby investors, but you seasoned investors, would you help us out? :)

The next thing I am struggling with are the real estate TERMS. Can someone suggest maybe a "Real estate for dummies" type book.  I have learned a lot already, but need some organization, something to unscramble my brain. I know my business partner would tell me I am over-analyzing everything, but I feel someone has to learn it right? That's why we mesh so well, but I digress. There's just so much! How do I learn it all?

Also, if you would like to befriend me on here, PLEASE do so. I welcome it! I am full of questions, don't want to bother people who don't want to be bothered, and could use a friend or two! 

I'm in Texas by the way and travel all over Texas for work, so bonus points if you are a Texas investor! Talk to you all soon, I hope.
